Ipswich dental surgery hits the market

A dental surgery premises in Ipswich has come onto the market following the announcement by tenant, mydentist, that its clinical team will be moving to the revamped former Co-op building in the Rosehill Centre.
The clinic building in Nacton Road has been listed by agent, Penn Commercial, for a rental amount of £30,000 a year.
The 2,480sq ft detached property has been home to mydentist’s Orwell Dental Surgery for a number of years and provides accommodation over the basement, ground, first, and second floors.
The internal layout is arranged to provide multiple treatment rooms, reception and waiting areas, staff facilities, and WCs and has a good level of onsite parking provision.
The agent states: “It benefits from convenient access to local amenities, services, and transport links, including the A14 and A12, providing connections to Felixstowe, Colchester, and the wider region.
“The surrounding area comprises a mix of predominantly residential, retail, and professional services, making it a prominent and accessible location for a dental practice.”
The unit also has Class E planning permission, meaning it could be used for alternative services in the future, subject to approval.
